Planning & Zoning

The Community Development Department coordinates the planning and zoning for the Village. This involves adherence to, and review and updates of the Comprehensive Plan, which outlines the land use for the Village of Winfield's planning area.  The Community Development Department is also responsible for coordinating with the  Plan Commission and Zoning Board of Appeals with respect to any submitted applications for subdivision, zoning, rezoning and annexation.

Subdivision and commercial development proposals are initially submitted to the Village Board  as concept plans.  The Village Board will then recommend the developer and/or property owner to complete an application to bring their concept plans before the Village Planning Commission for a review and recommendation. 

The Zoning Board of Appeals reviews variance requests from any property owner who desires to vary a building or addition to an existing structure from the zoning requirements of the Village. 

The recommendations of the Plan Commission and Zoning Board of Appeals is then brought before the Village Board for their review and final approval.
